637 Feet. 117 Units. OKO Group's Edgewater Sequence Continues.
LILLI is scheduled before Miami's Urban Development Review Board this week. Developed by OKO Group. Designed by Adrian Smith + Gordon Gill Architecture. 53 stories. 637 feet. 117 residences on a 0.63-acre waterfront parcel in Edgewater.
The unit configuration is deliberate. Levels 5 through 32 run three residences per floor. Above level 33, the floor plates drop to two. The 50th-floor penthouse spans 6,129 square feet with three private balconies and a private elevator arrival. Every residence looks at Biscayne Bay.
The parking structure is a design decision worth noting.Β
By relocating 244 spaces to a nearby standalone parcel, the tower eliminates the traditional parking podium, allowing a slender waterfront profile from ground to crown.
Aman-curated wellness spa, infrared saunas, cold plunge pools, and movement studio on the lower amenity floors. Rooftop saltwater pool on level 52. A publicly accessible 350-foot Baywalk at ground level.
Why It Matters: LILLI is phase two of a four-phase OKO Group waterfront master plan. Phase one was delivered: Missoni Baia. Phases three and four are still to come. Each phase extends the Baywalk and locks in another layer of the corridor.Β
The buyers watching this sequence aren't waiting for phases three and four. They're watching how phase two clears.

Naranja Pinewood sits in unincorporated Miami-Dade: centrally located, I-95-adjacent, with an older housing stock, and a neighborhood that has quietly housed families, churches, and established routines long before anyone called it up-and-coming.
No HOA. That's either the best or worst thing about it, depending on the day and what your neighbor is building.
The Vibe: Lived-in and culturally layered. Nearly half of the residents are foreign-born. 63% speak a language other than English at home. 87% stayed in the same house year over year. Backyard gatherings, local food, and church events carry more weight here than a fashionable district logo. Pinewood isn't waiting to be discovered.
The Real Numbers: Median home value between $372,400 and $470,000. Median gross rent is $1,532. Owner-occupied rate at 40.4%. Median household income is $59,410. "More affordable than Miami" is accurate. "Comfortably affordable" is a different conversation.
Who Actually Ends Up Here: First-time buyers and extended families who need space without paying for a brand. Households priced out of trendier zip codes who still need central access. Long-term residents whose relatives, churches, and routines are already embedded here.
Who It's Not For: Buyers expecting a curated neighborhood with a walkable main street and one office that handles every question. The county structure requires patience. The older homes require homework.
The Verdict: Access, cultural depth, and community memory, none of which come with a PR campaign. Pinewood already has a life. The buyers who do well here show up with realistic expectations and respect for what was already there.

The Soul Food Brand With 100K+ Five-Star Reviews Has Come To Wynwood
Kitchen + Kocktails opened its Miami location earlier this year in Wynwood, the seventh city for Kevin Kelley's Black-owned soul food concept, which built its reputation in Dallas, Chicago, and Atlanta before landing here.
The format is upscale Southern comfort with a full cocktail show built in. Warm lighting, plush seating, a signature Rose Wall, and a bar designed for tableside performance. High energy without crossing into club territory: music, crowd, and cocktails front and center but wrapped in a room that works for date night, birthday dinners, and group reservations simultaneously.
The menu has more than 50 dishes.Β
Start with the shrimp and grits topped with a whole lobster tail, the dish that went viral in every other market and earns its reputation here too.Β
The Caribbean jerk lamb chops are flame-grilled and deeply seasoned, consistently called one of the brand's defining dishes.Β
Sides are the soul food canon done correctly: candied yams, baked mac and cheese, collard greens, black-eyed peas.
The True Flame cocktail closes the experience: premium spirits, citrus, and spice, made tableside with a live-fire presentation. Order it for the show as much as the drink.
Wynwood was the right address for a brand that leads with art, music, and social energy.Β

Miami Was Built on Oranges.
In 1894, a freeze devastated crops across Florida.Β
Julia Tuttle's orange groves in South Florida were spared.Β
She sent Henry Flagler a branch of fresh orange blossoms as proof and used that proof to convince him to extend his railroad south to a patch of land that didn't yet have a name.
Miami was incorporated in 1896. The railroad arrived. The rest followed.
A city of 4 million people, the highest billionaire concentration on the planet, the World Cup, Breitling towers, Aman spas, and a Baywalk extending along Biscayne Bay, all of it traces back to one woman's orange grove surviving a freeze that killed everything else around it.
The fruit that started it all still grows in South Florida. But the city it built doesn't look anything like an orange grove anymore.
